Job Goal: Provides management and administrative leadership while supervising a program of systematic cleaning, minor maintenance, preventive maintenance and care of assigned School buildings and grounds, in accordance with established guidelines. The nature of this position is that of an exempt working supervisor; hours of work vary between day and night shifts.
Job Qualifications:
- Five years of successful experience as a Custodian-Fireman, or the equivalent in custodial and/or maintenance supervisor experience in other institutions or firms is preferred.
- Working knowledge of Building Systems, Heating Ventilation and Air Conditioning Systems, e.g. Boilers, Chillers is required.
- Demonstrated stable work history, strong work ethics, positive attitude, and good interpersonal skills.
- Demonstrated ability to use sound judgment, follow through on assigned task; maintains confidentiality.
- Demonstrated ability to build and maintain effective working relationships and interact professionally with all levels of staff, students, parents, vendors, clients, visitors, and community members.
- Must hold a Supervisor and Chief Custodian Certificate (120 hours), be in the process of obtaining one, or a commitment should be made to obtain the certificate within a specified time limit.
- Must hold a Pool Operators Certificate or obtain one within eight months of your hire date.

Essential Functions:
- Responsible for assigned school building and grounds with respect to the proper operation of mechanical equipment and security of the building (24 hours per day – 7 days per week).
- Manages all building systems operations including all preventive maintenance of motors, equipment, vehicles, gasoline-powered equipment, and swimming pool(s) as applicable.
- Manages the District-wide work order system to plan, schedule, and assign tasks in building maintenance operations.
- Manages the efficient and effective use of time by the staff by such means as enforcing the Departmental guidelines and Board policies to meet standards.
- Manages and administrates a perpetual inventory system, including the requisitioning of new cleaning equipment and supplies ensuring proper distribution and control.
- Assures compliance with all safety and municipal codes (NFPA, OSHA, NEC, etc.)
- Prepares and/or manages administrative reports, such as work activity including inspections, cost reports, annual employee evaluations, and manpower utilization.
- Manages and assigns the day-to-day work for all building custodial staff and subordinates.
- Manages the orientation and training of all custodial employees in their duties and responsibilities to maximize effectiveness while meeting standards.
- Manages special or cyclical projects and additional tasks that reflect the nature of actual work assignments.
- Manages special projects and other related duties as assigned by School Facilities.
